How our non‑lender comparison model fits into regulations.
The Lenders Network is a home loan comparison and education platform, not a lender or loan servicer. We connect consumers with independent mortgage lenders and brokers who make their own credit decisions and maintain their own licenses. This page explains, at a high level, how our role relates to licensing and regulatory responsibilities.
- The Lenders Network does not originate, underwrite, or service mortgage loans.
- Independent lenders and brokers are responsible for holding and maintaining their own licenses.
- We expect partners to comply with applicable lending, fair housing, advertising, and privacy laws.
- This page is informational only and not a regulatory filing or legal advice.

1. Our role and corporate identity
The Lenders Network operates an online platform that:
- Publishes educational content about home loans and related topics;
- Provides comparison tools and forms for consumers interested in mortgage products; and
- Introduces consumers to independent lenders and brokers who may offer those products.
We do not act as the creditor on mortgage transactions and do not service mortgage loans. We operate from:

This page does not list every corporate or affiliate entity, registration, or business name that may be used to operate parts of the platform. It is an overview, not a corporate registry.
2. Non‑lender status and licensing implications
Loan comparison site — not a lender or servicerBecause The Lenders Network does not originate or service loans:
- We do not issue Loan Estimates or Closing Disclosures as the creditor;
- We do not hold or enforce mortgage liens; and
- We do not collect payments on mortgage accounts.
Our role is more closely aligned with:
- Marketing and lead generation for independent mortgage lenders; and
- Providing comparison and educational services to consumers.
Laws in some jurisdictions may treat certain marketing, brokering, or lead‑generation activities differently, particularly if an entity is involved in negotiating terms or handling applications. Where licensing or registration is required for the specific activities we perform, we aim to comply with those requirements or structure our services appropriately.
3. Lenders’ and brokers’ licensing responsibilities
Each lender or broker that participates in our network is responsible for:
- Maintaining its own licenses, registrations, and approvals in the states or jurisdictions where it does business;
- Ensuring its loan officers and branch offices hold appropriate credentials; and
- Complying with applicable federal, state, and local laws governing mortgage lending and brokering.
We generally expect participating lenders to:
- Certify that they are properly licensed where required; and
- Inform us if their licensing or authority to do business changes in a way that impacts our relationship.
However, The Lenders Network does not:
- Act as a regulator or licensing authority;
- Independently audit every detail of a lender’s licensing status; or
- Guarantee that every lender remains in perfect regulatory standing at all times.
If licensing and regulatory status matter to your decision (and they should), you should verify a lender’s credentials directly through official channels (for example, state licensing databases), not rely solely on our platform.
4. Your role in verifying lender licensing and status
As a consumer, you should:
- Ask lenders which licenses, registrations, or NMLS IDs (where applicable) apply to your loan; and
- Confirm those details using public licensing resources or regulator websites where available.
You should also:
- Read lender disclosures, including Loan Estimates and Closing Disclosures, carefully;
- Ask questions about any fees, terms, or product types you do not understand; and
- Consider obtaining independent legal or financial advice for complex or high‑stakes situations.
The Lenders Network can introduce you to lenders but does not substitute for your own due diligence.
5. Regulatory focus areas relevant to our platform
Even though we are not a lender, a number of regulatory themes still matter to how we operate, including:
- Truthful marketing and advertising — avoiding deceptive or misleading claims;
- Fair lending and fair housing — supporting non‑discriminatory access to information and introductions;
- Privacy and data protection — handling user information responsibly; and
- Telemarketing and Do Not Call rules — managing outreach based on user consent.
Our related pages go deeper into these areas:
This Licensing & Regulatory page complements those disclosures by focusing on roles and responsibilities rather than specific statutes.
6. We are not a regulator or enforcement agency
The Lenders Network:
- Does not have the legal authority of a government regulator;
- Does not issue fines, sanctions, or licenses; and
- Cannot compel lenders to take or undo particular actions.
Our influence over lenders is commercial and relational, not regulatory. For example, we may:
- Terminate or pause relationships with partners whose behavior is inconsistent with our expectations or the law; and
- Adjust how and where certain offers are displayed on our site.
But we cannot:
- Reverse lender credit decisions;
- Force lenders to change loan terms; or
- Grant you legal remedies or compensation for lender conduct.
If you believe a lender has violated the law or your rights, you may need to contact that lender directly, consult an attorney, or contact relevant consumer protection agencies or regulators.
7. Complaints about lenders and regulatory concerns
If you have a concern or complaint about a lender you connected with through The Lenders Network, you should:
- First contact the lender directly and use its internal complaint or escalation channels; and
- Carefully document dates, names, and key points of your interactions.
You may also:
- Consider filing complaints with appropriate regulators or agencies, as applicable in your jurisdiction; and
- Seek independent legal advice regarding your rights and options.
You can also notify The Lenders Network if:
- You believe a lender obtained your information through our platform; and
- Its behavior appears inconsistent with our stated Fair Lending, Advertising, or other commitments.
While we cannot intervene in every individual dispute or provide legal advice, your feedback may influence how we evaluate and prioritize partnerships.
8. Geographic and jurisdictional considerations
Mortgage and consumer finance laws vary significantly by jurisdiction. As a result:
- Not all lenders or loan products on our platform are available in all states or regions;
- Lender licensing requirements can differ based on loan type, property type, and borrower profile; and
- Some rules may apply differently to marketing, brokering, or lending activities.
The Lenders Network does not guarantee that:
- Any lender or product displayed is available or legal in your specific location; or
- Our platform reflects every jurisdiction‑specific rule that could affect your transaction.
Always confirm eligibility, licensing, and legal compliance directly with the lender and with local professionals who understand your jurisdiction.
